Buyers looking for Las Vegas Homes ending 01/13/2012

Searching around this week for my buyer clients and I'm starting to have flashbacks of late 2003 when the inventory of great Las Vegas Homes was starting to dwindle. Some more Government changes for the Las Vegas real estate market is having an impact on what is available to purchase.

So... to start up something that I used to do in 2003 and 2004, I'm just going to list some specifics of what we are looking for Right Now. If you are a Las Vegas home seller that has their home listed for sale, feel free to advertise it in the comments section if it's listed and for whatever reason we can't find it. For Las Vegas home owners that are considering selling, please contact me with the specifics. Need to short sale? Absolutely no problem since that's what I've been primarily doing for the past four years and I have experience with all of the major lenders to get you out and moving forward in life.

Anthem Country Club

Two buyers. One buyer looking for something up to $600,000, preferably a two story with a pool or at least a backyard big enough to put a nice pool in. Should be highly upgraded. The other buyer is looking for a single story with NO Pool and up to $350,000. Both buyers are highly qualified (one buyer is cash) and ready to go.

Summerlin

I have several buyers for Summerlin homes but one in particular is looking for a highly upgraded Single Story home up to $350,000. Preferably no pool and preferably tile throughout. (The less carpet, the better.) Cash Buyer. I have a couple of other buyers looking for homes under $150,000 that would prefer not to have to put a bunch of money into the home for repairs. (In other words, the Bank Owned Homes in Summerlin for under $150,000 have been beaters.) One other buyer coming in next week looking for a Summerlin pool home in a gated community for up to $240,000 - Cash.

Silverado Ranch Area

One buyer looking for something up to $200,000 with a minimum of 2,000 square feet. Preferably a two story. A pool would be great but not mandatory if the backyard is big enough. A little sensitive on making repairs so it's best if it's move in ready.

Rhodes Ranch

I have no shortage of buyers looking for properties in Rhodes Ranch Country Club. I've got quite a list of buyers that have been inquiring in all price ranges.

Spanish Trail

Two requests for homes in Spanish Trail this week. One request is for a pool home on a lot with a minimum size of 8,000 sq. ft for under $500,000. I've always had incredible success selling homes here so even if you don't have something that matches that criteria, contact me if you need to sell.

Multiple Areas

I have a buyer in next week looking for something over 4,000 square feet with a pool and large backyard for under $400,000. This has been a great buyer that's been buying up rental properties but now they want a vacation home in Las Vegas. Looking from the Green Valley area to Summerlin.

Single Family Homes for under $125,000

No shortage of investors looking for single family homes for under $125,000 in Henderson, Southwest Las Vegas, Summerlin and all the way over to Desert Shores.

I have one cash buyer looking for a home over 2,000 square feet in a gated community for under $100,000. Very tough to do but it's worth a shot to ask.

That pretty much sums up what I can think of at the top of my head from searching around this week for buyers that are ready to go right now. If you have any of the above, please contact me to discuss.
