Hello Andrew, Sold our first home there in 2000 brand new from the builder. For the price on that one and comparing it to the current price for 2162 Country Cove Ct, 2162 Country Cove would have been a better purchase if that tells you anything. RRCC to this point has been holding up pretty well even though this amount of foreclosures is the highest number I've seen to date. However... considering the size of Red Rock Country Club, 9 foreclosures in the community is a very small ratio compared to other communities I know of. Our main adjustment has been to constantly evaluate neighborhood conditions for our sellers/listings to keep up with what is going on and staying competitive in our pricing. And of course... working with the banks which are pretty inefficient.. Maybe someday they'll get it together and help in speeding up the correction process so we can return to a normal market. Looks like these are all down about 35%-40% in price over the last 18 months. Would that number be accurate? Is this an area you are very familiar with and do business in? It's amazing to see how inflated this real estate market in the US was as recent as 12-18 months ago. It's been a difficult adjustment to make but it's something that will be good once we get past this current downturn. Andrew
