Rhodes Ranch Homes Sales Report
PLEASE NOTE: This report is for Rhodes Ranch Homes located within the Guard Gated Golf Course Community of Rhodes Ranch. I personally do not consider subdivisions surrounding Rhodes Ranch and outside of the Guard Gates as part of “Rhodes Ranch” since they have their own associations and do not fall under a main association.
My reasoning for this is that True Master Planned Communities in Las Vegas, Henderson and North Las Vegas will fall under a “Master” association. (Summerlin, Green Valley Ranch, Seven Hills, Lake Las Vegas and Aliante are excellent examples of this.) All subdivisions outside of the guard gates of Rhodes Ranch have their own Homeowner Associations managed by different companies and different covenants, codes and restrictions (CC&R’s).
The majority of the land these particular subdivisions that are surrounding the guard gated community was sold off by the company that built the Guard Gated Community of Rhodes Ranch and may have “Rhodes Ranch” in the legal subdivision title. Some of these builders also used “Master Planned Community of Rhodes Ranch” in their marketing tools but rest assured… homeowners outside of the gates of the Guard Gated Rhodes Ranch do not have access to Rhodes Ranch community amenities except for the golf course… which is a public golf course anyways.
That Being Said… Let’s take a look at what is currently going on for Rhodes Ranch Real Estate in Las Vegas:
- Rhodes Ranch Homes for Sale – 44 Listed under “Rhodes Ranch” on the Las Vegas MLS that are actually in Rhodes Ranch. View Rhodes Ranch Homes for Sale.
This could be a little more… it could be a little less. As discussed above, there are inexperienced real estate agents listing properties outside of Rhodes Ranch that are listing them as Rhodes Ranch… and even agents listing homes that are within Rhodes Ranch and not putting in “Rhodes Ranch” under the Community name of the Las Vegas MLS. Confused? Of course… All I can say is use an Experienced Las Vegas Real Estate Agent that was involved in Rhodes Ranch when it was first built.
It is quite annoying having to use other tools and going through all of the listings to make sure none are missed when searching for a Great Rhodes Ranch Home for clients — within the Guard Gates and access to the Great Rhodes Ranch Amenities that really make this Guard Gated Golf Course Community in Las Vegas stand out.
For example… for Rhodes Ranch Solds on the MLS, the MLS is listing 25 closed sales in the past 30 days. Put in “Guard Gated” under Association Features and there are only 14 results. Take out Rhodes Ranch and only put in “Guard Gated” for this zip code of Las Vegas (Rhodes Ranch is the only True Guard Gated Community in the Las Vegas Zip Code of 89148) and you get 14 results.
Going through the 25 results for Sold Rhodes Ranch homes (per the MLS information) classified by real estate agents in Rhodes Ranch and there are actually 16 Rhodes Ranch Homes within the guard gates… meaning 2 listings completely missed adding the “Guard Gated” classification on the listing.
Is it possible that some Las Vegas Real Estate buyer out there with a boatload of cash where “Guard Gated” may have been one of their mandatory requirements in looking for a Las Vegas home completely missed out on looking at those two Rhodes Ranch Homes? Possibly…
